We bought our first property over 10 years ago. A friend  was dealing with the death of her spouse. She had a little money, but not enough to sustain  her “long term goals”. We emphasize “long term goals” because she did jokingly.  Often she made jokes about seeing the rehab through because she was 70 plus years young at the time she purchased the property. She was a bubbly and funny lady.  We were initially going to rehab this property ourselves because it was basically a cosmetic touch up. Instead, we sold it to her a week after we purchased it. She made roughly 35K on the deal with a total investment of around 75K. That was our aha moment! Since then we’ve always had an arm of our company dedicated to offering other investors solid deals.

Ok, we hear you! Naturally one would assume because we are active rehabbers and investors that we keep all the good deals for ourselves. Sorry to disappoint, but that’s not how it works.  We have structures in place for ourselves. We try our hardest to stick to the script. Any deal that doesn’t land within our timeline and investment criteria during a specific timeline is put out for other investors to profit from.   Example: We picked up a single family in Lake County IL (Gurnee area), we liked everything about the property, but we wouldn’t be able to start the renovation for approximately 3 months. Even with the additional 3 month holding cost it was still a profitable deal by our criteria. Instead of pursuing the total profit. We opted for a smaller profit, by selling the property in its “as-is” condition. We left the larger profit and renovation for the investor we sold it too.
